Mutual self-help housing
Our Mutual Self-Help Housing program is for low to moderate income families determined to own their own homes. Approved applicants join a group of 8-12 families that work together to build each others homes in a rural community. You receive the financing, technical assistance and construction training needed to successfully complete the program, become a homeowner and take steps toward financial security.
Once approved for our program, you will apply for an USDA-Rural Development (RD) mortgage which will cover 100% of the financing necessary to build your new home*. We’ll help you with the paperwork and then coordinate your building effort. Construction begins as soon as all applicants receive financing. Following construction, you will begin repaying RD, making reduced monthly payments that include your property taxes, insurance and a variable subsidized interest rate for the life of your mortgage. No down payment is needed as you are earning it by working on the construction site. It’s your “sweat equity”!
Eligibility is based on but not limited to:
Income level less than 80% of HUD Median Income in the build area.
U.S. Citizenship or permanent residency
Verifiable income of two years
Fair credit history
A time commitment of 30 hours per week, per family, for 8-11 months

VIda (valley individual development accounts)
Valley Individual Development Accounts (VIDA) is a program whose purpose is to prepare and assist families and individuals of modest means to accumulate wealth and grow financially through Individual Development Accounts (IDA). The program offers economic assistance as well as training in homeownership, small business, and/or education or job training.
An Individual Development Account (IDA) is a special savings account designed to match your savings. You can then choose to invest the savings in:
a first time home purchase
starting or expanding a small business
post-secondary education or job training
home repair or rehabilitation of primary dwelling
adaptive equipment, technology and specialized training

Villa del Sol, off Highway 18 in McMinnville, is a migrant farm worker apartment complex with 24 units. Villa del Sol was built by Community Home Builders in 2004 to meet the needs of area farm-workers struggling to find affordable, clean and stable housing.
This beautiful complex has twenty-four 2, 3 & 4 bedroom units, on-site laundry, a courtyard with play set and half-court basketball.
